BIM or Building Information Management

Our experience with Virtual Construction

The staff at FLEXARCHITECTURE has been using Virtual Building Software on our own projects for more than a dozen years.

Our experience has positioned us in the forefront with BIM and led to our firm being included in initial testing of systems with major construction companies in the region.

This resulted in the successful implementation of BIM on various projects, each one enhancing our experience and knowledge.

Our initial experience came out of the need for contractors to 'pre-build' the project virtually to verify construction documents produced in traditional 2D methods.

Although architects and engineers are using 3D software more and more to design and produce construction documents, there is still a need for contractors and sub-contractors to provide coordinated virtual shop drawings of various systems.

The majority of our BIM work currently comes from the requirement for a sub-contractor to provide models of their systems and for clash and conflict detection before and during construction.

Reasons for using BIM on a project

These model/s are extremely successful in that they allow the various trades to coordinate there work virtually, resulting in time and money saved in the field.

Working together in a virtual environment generates a sense of 'ownership' and encourages collaboration and communication amongst stake holders. Risk is reduced, costs become more transparent and schedules become more attainable.

Our BIM services include:

- Architectural, Structural & MEP modeling

- Change & revision management

- Clash & conflict detection (building systems coordination)

- Shop drawings

- 2D to 3D drawing review & management (drawing discrepancy review)

- 3D model for facilities management

- Pre-construction Services (concept modeling, renderings, sequencing & phasing, site logistic planning, digital mock-ups)

- On-site Model management and consulting
